What Each Flag Means
What to Ask Your Board or Manager
- May I have a copy of the current adopted budget, showing the reserve line for each SIRS component?
- When was our structural integrity reserve study completed, and may I see the summary and the funded percent it reports?
- When was our milestone inspection performed, and were any Phase 2 repairs required or scheduled?
- Which year-end financial report did the association prepare for last fiscal year, and when was it made available to owners?
- What is the current reserve balance, and how does it compare to the fully funded balance in the study?
- Where is the association website, and how do owners get access to the budgets, reports, and governing documents posted there?
- Are any special assessments planned, proposed, or being discussed for the next two budget years?
- Has the board obtained an insurance appraisal and current quotes, since insurance is usually the fastest growing budget line in the Panhandle?

DuesData tools are a preliminary screening based on the information you enter and plain-language summaries of Florida law as of October 2026. They are not legal advice, an audit, or a compliance certification. Confirm results against your association's official records and consult its manager, CPA, or attorney before acting.
DuesData is an independent information project, not a law firm, CPA firm, management company, or government agency. Statutes change, local ordinances can add requirements or move deadlines, and your answers may be incomplete or out of date. If this screening and an official record disagree, the official record wins. Full terms: Disclaimers.
